Where is Wandsworth?

You’ll find Wandsworth conveniently positioned alongside the River Thames in London’s transport zones 2 and 3. Battersea and Clapham to the east of the borough border Vauxhall and the edge of zone 1. The boundary stretches as far as Putney Heath and Roehampton to the west and Tooting to the south. Fulham is just a short hop across Wandsworth Bridge. Central London lies just a couple of miles to the northeast.

What’s it like to live in Wandsworth?

Wandsworth is home to some of the most desirable neighbourhoods of South West London. The popular centres of Putney, Clapham Junction and Balham feel like small towns in their own right. There’s also the “villagey” vibe of Southfields, Wandsworth Common and Wandsworth Town. Vibrant Tooting brings cultural diversity, with its indoor market and restaurants offering cuisine from around the world.

What is HomeViews?What is HomeViews?

Wandsworth is one of London’s greenest boroughs, with the wide open spaces of the Common, Battersea Park, King George’s Park and parts of Putney Heath, Wimbledon Park and Clapham Common within its boundaries. The proximity of the world-famous All-England Lawn Tennis and Croquet Club makes Wandsworth a tennis haven, with plenty of local courts for public use. Wandsworth is certainly a great place to be active, whether enjoying its parks, running by the river or working out at one of its many gyms or health clubs.

The area has a relaxed, family feel and is home to plenty of excellent restaurants and cafés. The historical association of Wandsworth with the Young’s Brewery ensures Wandsworth has more than its fair share of fantastic pubs.

Wandsworth transport connections

Perhaps Wandsworth flies a little under the radar owing to its shortage of Underground services. Like many parts of South West London, the Underground doesn’t serve large parts of Wandsworth.

The area is well connected though, by other modes of transport. South West Trains services call across the borough. There are lines running out through Putney to the west and Wimbledon and Balham to the south. The District and Northern lines do provide some Underground coverage to the borough, but if you live in Wandsworth, there’s a good chance you’ll rely more on the excellent bus services and trains between the main areas.

By road, the A3 cuts from east to west across the borough, providing routes towards the Surrey suburbs. The A23 and A24 act as arteries leading out to the southerly London boroughs. While there are plenty of main roads connecting the borough, there are also excellent options for active travel. The borough has a wealth of cycling routes and scenic walks through Wandsworth’s many parks and along the River Thames.

Wandsworth property prices

Wandsworth’s house prices are more expensive than the London average. Rightmove’s data from September 2024 indicates the average house price in Wandsworth is just over £893,000, compared to a London average of £708,000. This is also higher than South West London overall, where the average house price is just over £793,000.

The extremely high prices in the most desirable parts of the borough skew Wandsworth’s prices somewhat, including Wandsworth Town, Balham and the exclusive riverside developments of Battersea. You can find more affordable options across the borough, such as Tooting and Earlsfield. One mitigating factor in Wandsworth’s high house prices is its council tax rates, which are famously the lowest in the country.

Where is Camden?

The borough of Camden covers a large area of North London. It stretches from Kilburn in the west to Highgate in the east, and right down to Bloomsbury and Holborn to the south.

Camden was created in 1965 by the merging of previous metropolitan boroughs Hampstead, Holborn and St Pancras. The borough takes its name from Camden Town – one of its best-known visitor attractions.

Camden Town

Tourists flock to Camden Town’s locks, market and music venues

The locks, market and iconic music venues in Camden Town add some rock and roll grit and glamour to the otherwise genteel borough of Camden. A magnet for alternative musical cultures for many decades, Camden Town has enjoyed a facelift over the past few years.

The old market was demolished and replaced by the Hawley Wharf redevelopment programme in 2015. A good selection of other new or refurbished homes has also appeared in greater numbers in the area since.

Camden highlights

Its sheer size means that Camden includes a huge number of North London’s visitor attractions. West End venues, such as the Dominion, Bloomsbury and Shaftesbury theatres fall within the borough, along with green spaces like Hampstead Heath and Highgate Cemetery.

London Zoo also falls within Camden’s bounds, along with the eastern side of Regent’s Park and the beautiful Primrose Hill Park. Prominent buildings include the beautiful St Pancras and King’s Cross railways stations with the adjoining Coal Drops Yard, as well as the British Library and British Museum.

House prices in Camden

The borough of Camden covers a large area with a wide range of price points. However, according to the latest figures from Rightmove, the average property price in Camden ranged from £581,000 in St. Pancras to a whopping £2,162,000 in Hampstead. The average price paid for a Camden flat over the past 12 months was £811,000. Clearly, there’s no “cheap option” to be had in Camden!

In terms of accessibility, Bow has a lot to offer. Canary Wharf and the City of London are both within easy biking distance. As for the Underground, there are plenty of Hammersmith & City and District Line connections, as well as the Central Line at Mile End.

If you’re looking for green spaces, Bow is home to Victoria Park, which is London’s oldest public park. There are plenty of other options too, such as Mile End Park and Grove Hall.

While Bow is attracting young professionals in greater numbers, there’s plenty that appeals to families too. Bow’s schools are generally either rated ‘Good’ or higher by Ofsted. Plus there’s a growing range of family-friendly restaurants and gastropubs opening up across the area.

What are property prices like in Bow?

While Bow is less than five miles from the centre of London, you won’t have to pay Central London prices. Average property prices in Bow stand at £496,500 for the 12 months to September 2024. This is significantly below the London average of £747,000. Flats tend to sell for around £428,000, while terraced, semi-detached and detached houses are, understandably, pricier at around the £900,000-£1,000,000 mark.

Nine Elms (or 9 Elms, if you want to sound cool) is a strip of London in the south bank of the Thames which includes Vauxhall to the east and parts of Battersea to the west. The Northern Line extension (NLE), including ‘Battersea Power Station’ and ‘Nine Elms’, stations opened in September 2021.

Note: We know that the title of this list is “Top 5” for Nine Elms, but the simple fact is the area has gained a lot of popularity with renters and this has translated into a lot more developments being entered onto HomeViews’ database. That’s why we’ve expanded it all the way to a top 20!

Where is Croydon?

Croydon is one of the South London boroughs, taking its name from the large town of Croydon itself. As well as the town, the borough also includes areas like Thornton Heath, Norbury, Crystal Palace and Upper Norwood.

What’s Croydon like to live in?

Croydon is on the up and up, reflecting a wider trend across South London that has seen the area surge in popularity. Like many other places across this part of the capital, Croydon is enjoying a period of surging investment and urban regeneration efforts. Impressive new builds continue to pop up across this rapidly regenerating borough.

Commerce is enjoying a knock-on effect from all the residential development across Croydon, with an increasing population and economic clout giving rise to plenty of new, exciting businesses. Today, it’s one of the biggest commercial districts in Greater London, offering outstanding retail and nightlife experiences.

Croydon may be teeming with shiny new developments, but it’s still a great place to live a peaceful family life. There are plenty of beautiful green spaces, including South Norwood Country Park, Lloyd Park, Happy Valley, Farthing Downs and Wettern Tree Gardens. Also important to families is the easy availability of ‘good’ and ‘outstanding’-rated Ofsted schools across the borough. These include Purley Nursery School, Harris Invictus Academy Croydon, Heathfield Academy and Coloma Convent Girls’ School.

Transport in Croydon

Croydon offers good access to the centre of the city. It’s very well connected to the rest of South London too. Main A-roads are reliable and well maintained, with the M23 and M25 also nearby. Despite being in Zone 5, Croydon has good bus route coverage, and you can be at London Bridge within 15 minutes or Victoria in 20 via the City Thameslink service. There are also frequent train links to Brighton for a quick seaside getaway.

There’s also the beloved Croydon tram network, that winds through the borough and into Wimbledon and Beckenham.

Croydon property prices

Despite its up-and-coming status, Croydon is one of the most affordable London boroughs for renting and buying property. There’s an expanding portfolio of new build homes developments in Croydon, as well as plenty of Victorian period houses.

The current (August 2024) Croydon house price average according to Rightmove is just over £456,000. However, pricey detached houses bump this rate upwards. Whereas buying flats in Croydon can set you back on average as little as £282,000. This makes Croydon one of the best places to look for a first-time buyer in London.

Renting in Croydon is also extremely competitively priced. Rental properties command an average rate of £1,650 per month. If you compare this to the London average of £3,300 per month, it constitutes a major saving of more than £1,600.

Where is Hertfordshire?

Hertfordshire is one of the counties that makes up the East England region. It’s also one of the ‘home counties’, which are the ones that surround London. Hertfordshire is bordered by Bedfordshire and Cambridgeshire to the north, Essex to the east, and Buckinghamshire to the west. Meanwhile, Greater London lies just to its south.

Why live in Hertfordshire?

Hertfordshire, like the rest of the home counties, offers an appealing blend of urban and rural lifestyles. It has miles of stunning green belt countryside, charming market towns and historical villages, but also excellent transport links to London. This makes it an ideal location for commuters, young families or anyone who wants a foot in both the country and big city living.

Another big plus for families looking to live in Hertfordshire is the availability of excellent schools. The county has over 120 schools rated ‘outstanding’ by Ofsted.

Popular Hertfordshire locations

Hertfordshire has plenty to offer for house hunters of all different backgrounds and circumstances. Look towards Much Hadham, Standham, Flaunsden and Fairfield for idyllic village life complete with excellent gastro pubs and independent shops. Meanwhile, Bishops Stortford, Hitchin and Tring are all exceptionally pretty towns, with no shortage of attractive period homes. St. Albans is the county’s only official city, and its cathedral and many other cultural attractions, plus its superb dining and pub scene, make for a reliably lovely day out.

Transport in Hertfordshire

Hertfordshire is an exceptionally well-connected county, with its close-knit towns and cities joined by a network of A-roads. Getting between the main towns in the county is a breeze with the M25, A1(M) and A10, among other major roads, providing easy access. The county also boasts excellent rail connections, with major lines running through Hemel Hempstead, St. Albans and Harpenden and Potter’s Bar, Hatfield and Welwyn Garden City.

What are average property prices in Hertfordshire like?

At the time of writing (August 2024) Hertfordshire house prices were at an average of just over £531,000. This makes Hertfordshire a relatively expensive county in which to purchase residential property, even compared to some of the other home counties. If you compare it with the June 2024 national average house price for England (£305,000), Hertfordshire’s average is significantly higher.

Renting in Hertfordshire costs an average of £2,272 per calendar month. If you’re looking for a smaller property, one-bedroom homes go for around £1,334 PCM, while a three-bedroom property averages a monthly rent of £2,351.

It’s worth remembering that Hertfordshire’s average sales and rental prices cover a broad range of locations and property types. While St. Albans, Harpenden and other key commuter towns remain expensive places to buy, there are plenty of areas offering more affordable averages to rent and buy in Hertfordshire.

Within the South East there’s also a lot of price variance. Areas like Surrey (£624,000) cost twice as much as more rural areas like the Isle Of Wight (£315,000).
