New homes builders: Highest rated for after sales care

Which are the best UK home builders when it comes to after-sales care? Let’s ask the residents! Many people might assume that buying a new home means having few problems to deal with. However, this is rarely the case. And, with tens of thousands of verified reviews for UK new build homes, HomeViews can reveal who you can trust when buying a new build home.

How do UK house builders rank for after sales care?

When homeowners leave a review on HomeViews, we ask them to rate the After Sales Care of the home builder. However, this and Management are consistently the lowest-rated categories for UK new build developers.

Good customer service during and after the sale is completed is crucial for a positive moving experience for buyers. This is because new homes often come with a wide variety of snags and other issues that will need addressing. Your developer is typically responsible for fixing these for the first two years, and possibly longer, depending on your warranty.

The list below ranks UK home builders according to owner ratings specifically for After Sales Care. Choose your builder wisely!

How many property development companies are there in the UK?

According to propertydata.com, who publish the UK Housebuilders Directory, there are 2,535 active housebuilders and residential property developers in the UK, as of May 2024. Companies range from large developers with national portfolios right down to smaller, more boutique developers.

What’s the difference between property development and construction?

Construction companies specialise in building new homes, while property developers oversee the entire development process. This can start at the stage of finding land to develop on and securing planning permission to build. Developers may use specialist construction firms to build houses, roads and other infrastructure. However, a construction firm wouldn’t typically design and manage the entire development process.

How do you identify a good property developer?

It’s always a good idea to do your research on a property developer you’re considering buying from. HomeViews reviews are from carefully verified residents, so give you a good idea of how trustworthy a new build developer may be.

Transport connections are mentioned a lot in reviews, so do check those. Parking and the quality of gardens are other factors you should do plenty of research on, as well as local green spaces and other amenities. Within the property itself, check how much storage is provided. And, if you’re buying from new, always consider a snagging survey to pick up any issues with the property build.

What are the advantages of buying directly from a property developer?

Buying directly from a new build property developer can be the most cost-effective way to buy your new home. If you’re buying off-plan (before the construction of the property is completed), you may be able to secure a discount on the purchase price. You may also have a say in the specification, finish and fittings of your property.

Buying directly from a developer also cuts out agents and third parties. This can make the process of completing the transaction smoother. Developers often offer after-sales care and services including fixing snagging issues with the property, so you’re not completely on your own after completing your purchase.

What are the advantages of buying a new build property?

Buying a new-build property directly from a developer has many advantages. It’s usually cheaper to buy a property before or during its construction than it is after construction is complete. New-build properties can also provide you with access to schemes that help with the cost of buying, such as Shared Ownership or deposit contribution schemes.

Aside from the financial benefits, new build homes offer a blank canvas for you to make your mark on. There are unlikely to be any big jobs that you’ll want or need to do on the property. They also offer the benefit of being chain-free, and meet energy efficiency standards, making your bills cheaper.

For more advice on buying a new build home, take a look at our list of 10 things new build owners wish they’d known before buying.

Do first-time buyers pay stamp duty?

The rules regarding stamp duty (or Stamp Duty Land Tax, to use its official name), are different for first-time buyers. You typically pay stamp duty on property purchases above £250,000, at 5%, but this increases for more expensive properties. However, if you’re a first-time buyer you don’t pay stamp duty unless your property is valued at more than £425,000. You can read more about stamp duty in our guide for first-time buyers.

Sell House Fast | Sell Your House Quickly In 2024

If you’re looking to sell your house quickly, you’ve come to the right place. At Good Move, we’re regulated property buyers, which means you can trust us to offer reliable and honest advice to help you sell your house fast.

We’ve compiled some essential information to guide you through the process of selling your home quickly, explain how the house-selling process works, and share our top tips for achieving a fast sale.

The home selling process isn’t always quick

Homes in England and Wales take an average of 115 days (approximately 3.8 months) to sell. 28.8% of transactions fail before contracts are exchanged.
1.42% is the average estate agency commission (sole agency / no sale, no fee). £2,727 is the average amount a home mover will lose through a transaction collapse.
On average, it takes 16 viewings to achieve an acceptable offer. 39% of sales were successful only after a change of estate agent.

In this article:

How to Sell Your House Quickly

Whatever route you’re taking to selling your home, whether through a regulated property purchasing company, estate agent, or via auction, it’s important to understand how the process works.

How Can I Sell My House Fast with Good Move?

The Process of Selling a House to Good Move

Once you’ve made contact, our property buyers will contact you to discuss your property and make an offer in principle.

Once the sale is completed, funds will be transferred to your chosen bank account by the solicitor acting on your behalf

How Can I Sell My House Quickly with an Estate Agent or at Auction?

Estate Agent

Known as the more traditional and most common approach, selling with an estate agent allows your property to be marketed to people in the local area. It’s worth being aware that property chains are one of the biggest causes of sale delays and once that chain breaks, it can take months to recover and get the sale back to a positive, stable stage.

If you are going for a fast sale, you may need to drop your asking price considerably to generate quick interest and be aware that the legal aspects can still take months to complete.

Auction

Auction property sales are growing in popularity. They allow you to have a considerable amount of freedom when it comes to the sale of your property and allow your property to be seen by an increased number of people, including property investors and developers. There are several costs attached to property auctions, and these should be a careful consideration when setting your budget, however, it is a more secure option with the sale tending to be completed within 4-10 weeks, on average.

If you would like to know more about property auctions, check out our property auction guide.

Is It Worth Selling Your House to a House Buying Company?

Now that you’ve been able to weigh up the pros and cons of a quick house sale, you may have decided that a cash house buyer is the best option for you. It removes the stress of communicating with estate agents or selling your home yourself, therefore having to manage your diary of viewings yourself.

The benefits of using Good Move to sell your home fast include:

  • An extremely quick house sale – Good Move aims to buy your property within 10 days (it can take between 7-21 days).
  • You’ll be working with property professionals who have an in-depth understanding of the sector and are skilled in valuation.
  • You can sell your house no matter the condition. We never ignore an inquiry.
  • You’ll always receive a cash offer for you to deliberate (with no obligation to buy).
  • You’ll never find yourself stuck in a property chain when working with Good Move – this means you can sell your house fast for a quick cash offer and comfortably buy your next home without any blocking factors.

Sell Your House Fast FAQs

What is the quickest you can sell a house?

Good Move has achieved house sales in as fast as seven days and aims to complete every house sale in 21 days or less.

Can I sell my house fast if it’s already on the market?

Even if your property has been on the market for some time, you can always change your approach and choose a fast property sale with an established property buyer like Good Move instead. You can apply for a free cash offer within 24 hours, and only once you have agreed to sell your home with Good Move will you be asked to take your property off the market.

Does it matter what condition my property is in when making a fast house sale?

The condition of your property may affect the offer you receive, but established property purchase companies like Good Move are committed to buying any house quickly and the state of repair will not be a barrier to achieving a sale.

How is the value of my property calculated?

When it comes to selling your home quickly, companies like Good Move use several tools to establish the value of your property and ensure you sell your home as quickly as possible. Valuation software built on a sophisticated algorithm enables the initial quote, based upon information about the property’s location. A team of property analysts then takes further details about the property into account to provide a suitable offer.

Do fast house sales rely on mortgages or cash?

While some companies rely upon mortgage lenders to make fast property purchases, Good Move is a cash buyer and only makes offers to purchase properties for which it has available funds. With Good Move you don’t have to worry about property chains, and your sale is far less likely to fall through.

What if I change my mind?

When selling a property quickly, it is important that you feel empowered to always make the right decisions for you. That’s why, when selling any property to Good Move, you will have 14 days to change your mind after entering a contract, and you have no obligation to provide your reasons for doing so.

The property market is always evolving, especially in 2024, with interest rates impacting sales, estate agency fees increasing to new heights and much more – so, make sure you do your research before you think about selling your home. Good Move’s 2025 House-Selling Survey

Selling your home can be a long, drawn-out process and you’ll often find yourself second guessing why it’s not gone sooner and what could possibly be putting off potential buyers. We’ve decided to dig deeper into this, running a survey alongside Find Out Now, to discover the main reasons that homeowners believe a house isn’t selling.

Why wouldn’t a house sell?

There are a whole host of reasons that people believe houses don’t sell – some may be fact and some fiction. In our survey, we found that the main reason people believe a house doesn’t sell is quite simply because the asking price is too high. 62% of people, almost two-thirds, believe that a high asking price is the number one reason for a house staying on the market.

In a housing market being pushed where houses are being pushed higher by inflation, it’s perhaps no surprise that high listings are off-putting for many people. Other reasons people believed a house would struggle to sell included:

    • 47% believe it’s due to the location being undesirable
    • 44% believe it’s because the house needs too much work or updating
    • 42% believe it’s because buyers can’t get mortgages or financing is difficult
    • 17% believe it’s due to poor-quality photos or marketing
    • 9% believe it’s due to there being too much competition from similar homes
    • 9% believe it’s got to be the right time of year for a house to sell

How long does it take a house to sell?

One of the great frustrations of selling a house can be the long wait to find the perfect buyer, especially if you’ve found your next move and are keen to help things move along. When looking at the difference between how long people think it’ll take to sell a house and how long it actually takes them, we noticed some patterns that suggested a disparity between the two.

When asked how long people believed the typical house took to sell, we found that:

  • 25% of people believe it takes between 3-4 months
  • 24% of people believe it takes between 5-6 months
  • 18% of people believe that it takes 1-2 months whilst
  • 4% of people believe that it takes over a year
  • 1% of people believe that it takes less than a month

When we asked those who’d tried to sell a house how long it had taken, we found:

  • 13% of people sold it in 3-4 months
  • 11% of people took over 6 months to sell
  • 7% of people took 5-6 months to sell
  • 3% of people didn’t manage to sell their property

This shows that, despite 25% of people thinking it’d only take 3-4 months to sell, it’s only actually the case for 13% of people. This shows the reality behind selling a home and how long it can take differs from people’s expectations. If you’re looking to sell your house fast, the traditional message of placing it on the housing market might not be the best choice.

Regional and Age Splits

We separated out our data in order to understand how the split between different regions and age groups. This allowed us to get a better understanding of how these demographics feel about buying and selling houses, as well as the reality of the housing market for those demographics.

“What do you believe are the main reasons a house wouldn’t sell?”

Regional

  • 77% of the people asked who are based in London cited the asking price being too high as their main belief for why a house wouldn’t sell.
  • In Northern Ireland, 80% believed that a house wouldn’t sell due to it needing too much work or updating.
  • In Yorkshire, 64% believe that the location being undesirable is the main reason that a house won’t sell.

Age

  • 69% of people between 55-64 said the main reason is that the asking price is too high.
  • 55% of 25–34-year-olds believe that it’s because the house needs too much work or needs updating.
  • 57% of 55-64 believe that it’s because buyers can’t get a mortgage/financing is difficult.

“Have you ever tried to sell a house, and how long did it take you?”

Regional

  • 12% in London said they’d tried and hadn’t been able to sell
  • 18% in Yorkshire said that it took them over 6 months to sell
  • 18% in Wales also said that it took them over 6 months to sell
  • According to the data 0% of house sellers in Yorkshire, Wales, London and Scotland managed to sell within a month

Age

  • 17% of people aged 55-64 over 6 months to sell their property.
  • Only 4% of people aged 35-44 have managed to sell their property within a month whereas over double that (9%) have taken over 6 months to sell their property within the same age bracket.

This survey shows us how there’s a real difference between the expectations and the reality for those looking to sell their home. The process of placing a house on the market and going through estate agents is clearly one that often takes many months.

Using a regulated cash house buyer like Good Move can speed this process up – we aim to buy your property within 10 days. To find out more, click the link below.

What’s it like living in Hammersmith?

Hammersmith has a great reputation as a district that offers something for everyone. Safe, spacious, great schools, green spaces, good transport links and local shopping scenes – it’s a solid all-round package.

While in previous years, Hammersmith has suffered a bit from a ‘concrete jungle’ reputation, this is no longer the case. Today, there’s an interesting mix of modern builds and more quirky architectural oddballs to be found among the concrete holdovers of previous generations.

There’s also a great (and growing) food scene here, so you’ll never be stuck for inspiration when deciding where to eat in Hammersmith.

First of all, where is Hammersmith exactly? Hammersmith is one of the capital’s major districts, so it occupies a good chunk of West London. It sits between Shepard’s Bush and Fulham, while pushing up against the Thames with Chiswick on its western edge.

This puts it in a prime position for people living here to enjoy both West and Central London. Plus, Hammersmith is one of the best-connected districts in the capital. Three main Tube lines run through it, and it’s a major bus hub.

Hammersmith Bridge currently allows access to cyclists and pedestrians, but not to motorists. This means that Hammersmith residents can hop across the river with ease on foot or by bicycle.

Average property prices in Hammersmith

If you’re hoping to rent in Hammersmith, you’ll be looking at an average (median) rate of £3,300 per calendar month. This is almost in line with the London-wide average of £2,700, making Hammersmith just a shade pricier.

For buyers, Hammersmith offers great variety for every budget and taste. Properties here can go for anything from £300,000 for basic flats to several million for smart mini-mansions. According to Rightmove, the average for the 12 months to April 2025 was just under £1,000,000, though flats were most commonly sold at an average of £596,000.

Need to know more about the best places to live in Hammersmith? Our dedicated area guide has plenty more to show you. Or if you’re looking for more West London inspiration, we have guides to both the North West and South West of London too – just click the links below.

Deptford: From docks and warehouses to apartment blocks and ginhouses

Deptford is always reinventing itself. Henry VIII chose it as the site of his new docks, giving Greenwich the slightly fancier task of hosting a new palace. However, don’t let its more practical roots fool you, Deptford has a lot more going on under the surface.

Historically, Southeast London hasn’t had much of a chic, bohemian vibe compared to the likes of Shoreditch or Camden. Today, Deptford is filling that role nicely. There’s a slew of independent markets, boutique shops and arty bars padding out its once rather soulless streets. The best places to live in Deptford have easy access to the latest shopping, dining and entertainment scenes.

Not only is Deptford now a thriving arts scene, it also boasts a chilled, tasteful drinking and dining culture. Add in the outstanding transport links, reliably attractive rental rates and constant supply of new properties coming online, and you have a very popular area for all manner of Londoners.

Is Deptford up and coming?

Technically, Deptford has been an ‘up and comer’ for about 500 years. It’s seen a steady and diverse influx of new inhabitants across the centuries.

After recovering from its post-war damage in the late 1940s, Deptford became a magnet for new housing. After welcoming the first members of its South Asian and Caribbean Communities, Deptford underwent several regeneration phases, culminating in the smart, confident area it is today.

Alongside the well-rooted communities of Deptford, there’s also a stream of young professionals moving here. Not to mention the large student population from the likes of Goldsmiths University. They’re attracted by the enticing mix of interesting history and solid prospects for the future, and so the dynamic of Deptford is changing yet again.
