So, how do prices in the North East compare with the rest of the country? Data from Rightmove for the 12 months to October 2024 revealed that the average cost for a home here was £190,000.
This is a full £55,000 cheaper than the average for the North West (£245,000). County Durham came out the cheapest location overall, while at £236,000 while Northumberland homes cost the most. However, prices are still well below the December 2023 England-wide average of £302,000.
Last year, most sales centred around terraced properties, averaging £145,000. Meanwhile, semi-detached homes went for around £182,000, with detached properties achieving £330,000.

According to a recent daily analysis by property search engine Home.co.uk, Sheffield lets average at £900 PCM, which is close to the current national average, excluding London. Naturally, prices vary according to property size, with one-bedroom rentals asking for £767 PCM. This rises to £1,200 for three-bedroom homes and £1,950 for five bedrooms.

According to Rightmove, in the 12 months to October 2024, the average price of property in the West Midlands was £276,000. This compares to an average property price across England of £302,000. This is the latest average that the ONS recorded in December 2023.
Apartments and terraced houses in the West Midlands offer great value compared to the rest of England. The average price of an apartment in the region comes in at just under £150,000. Meanwhile, terraced houses are at an average price of just £207,000. Larger properties are still significantly below the national average price, though a detached house will set you back around £440,000.
If you’re a city dweller, you’ll be pleased to hear that property prices in the major urban centres of the West Midlands are even lower than the regional average. Birmingham property costs an average of £245,000, while the average for Coventry is £235,000 and Wolverhampton is a solid £225,000. In contrast, prices in the smaller, historic towns and cities of Warwick, Leamington Spa and Worcester are significantly above the regional average (£370,000, £394,000 and £274,000 respectively). Again, these are all October 2024 averages.

Colindale is conveniently located in north-west London, alongside Harrow, Edgware and Hendon. Central London is just six miles to the south via the A5 or the A41. Additionally, there’s easy access to the picturesque towns and villages of Hertfordshire, via the nearby M1.
