To the west of the area, Canons Park and Queensbury stations provide Jubilee Line services. Mill Hill Broadway provides Thameslink mainline services, which connect to London St. Pancras International and stations in the City. By road, the M1 passes through Edgware, creating an easy escape route to the countryside. The A406 north circular is also within easy reach.

What are Edgware property prices like in 2024?

According to Rightmove, Edgware’s average property price was £579,000 in the 12 months to December 2024. This is currently around £209,000 cheaper than the London average of £788,000. Edgware’s sales figures include a higher proportion of semi-detached and detached houses than in many other parts of London, where apartments are more commonplace. Where is Barking and Dagenham?

The East London borough of Barking and Dagenham lies around 9 miles (14.4 km) east of Central London. Besides the towns of Barking and Dagenham, Chadwell Heath is the third main settlement. Havering borders to the east, Newham to the west and Redbridge to the north. The River Thames runs along the south side.

Living in Barking and Dagenham

Barking and Dagenham sits within the London Riverside section of the Thames Gateway – a regeneration project stretching 40 miles from London into Essex and Kent. While this will include a flurry of new homes, shops, restaurants and amenities, the area will also become a hub for eco-industry and carbon-neutral zones. Barking town has been designated London Riverside’s strategic centre, with Dagenham Dock set to host the London Sustainable Industries Park.

Other plans include a new Overground station at Barking Riverside – an extension of the Gospel Oak to Barking Line meant to open this autumn. The borough is also receiving a £100m investment in its film and TV industry as part of the 22-acre Eastbrook Studios development. This could lead to a major boost in employment, strengthening the local economy.

These initiatives will likely push up house prices over the coming years. While you wait, you’ll find plenty to amuse you, from a collection of country parks and nature reserves to Becontree Heath Leisure Centre’s Olympic-sized swimming pool and a great range of shopping and health facilities. Although the borough doesn’t have its own university, Coventry University has a campus based in the former Grade II listed civic centre. It offers a range of courses with flexible study schedules and entry requirements.

Travel in Barking and Dagenham

The borough is well connected to the rest of London and the surrounding regions by road and rail. The Hammersmith & City and District lines serve the local Underground stations, while National Rail c2c services call at Dagenham Dock and Barking railway stations, with many terminating at Fenchurch Street. Regular trains also run to Grays, Southend, and Shoeburyness in Essex. Overground services operate from Barking station, while the Elizabeth line will soon connect to Chadwell Heath.

Several London Buses operate in the borough, with the N15 and N86 night buses travelling into Central London, Stratford, Romford and Harold Hill. The A12 and A13 thread through the north and south, respectively. Cyclists are well catered for too. Beginning in Barking, the Cycle Superhighway 3 stretches to Canary Wharf, the City of London and Westminster. Most of the route is separated from other road traffic, and TfL plans to extend the network to Barking Riverside.

Recent data from Rightmove shows that the average price for property in Barking and Dagenham is currently £353,000 (November 2024). Terraced homes drove most of the sales, achieving around £385,000. While the average cost of a flat was £231,000, semi-detached properties fetched around £434,000.

Rental properties in Dagenham cost around £2,000 PCM. Meanwhile, lets in Barking average at £1,850, although prices fell more in line with Dagenham when the figures took the median average into account. This is according to a recent market analysis by Home.co.uk.

Barking and Dagenham Council also operate an affordable housing company, Reside, designed for working residents who struggle to afford private rentals and have limited access to social housing. The scheme lets properties at 65–80 per cent below the market rate, depending on an applicant’s income. Homes include one and two-bedroom new-build apartments in Barking’s Weavers Quarter, Abbey Road, Chadwell Heath and various other locations.

Where is Haringey?

You’ll find the borough of Haringey (also known as Harringay) in North London. It borders six other London boroughs. Starting clockwise, these are: Enfield, Waltham Forest, Hackney, Islington, Camden, and Barnet.

Living in Haringey

Perhaps most famous for being home to Alexandra Palace and Tottenham Hotspur, Haringey also boasts 600 acres of green spaces. These include nature reserves, five ancient woodlands, and Finsbury and Alexandra Parks. In addition, 25 of Haringey’s parks have been awarded Green Flag status for being welcoming, safe, and involving the community.  

Besides this, the area has several theatres, performing arts centres, and music venues to its name. While the local ice hockey team plays at Alexandra Park, you can enjoy various boxing events and the World Darts Championship at the Palace. Tottenham Hotspur Stadium is, of course, a great asset for football fans, but there are smaller teams in the area too, alongside rugby league and athletics clubs.

Meanwhile, the area between Wood Green and Turnpike Lane Underground station hosts Shopping City, with Highgate providing more specialist shops. You’ll also find a great range of stores on Tottenham High Road, Muswell Hill, and Crouch End. If you like to sample international cuisine, make sure you head down to Green Lanes or visit one of the area’s vibrant food markets.

Sixteen National Rail, London Overground, and London Underground stations link Haringey to the City. The A10 runs from north to south through the east side, with the A1 extending across the southwest corner. Both link to the A406, which runs east to west, just north of the boundary. At the same time, the A105 cuts through the middle and features a string of shops, supermarkets, pubs and restaurants.

Haringey property prices

Figures released by Rightmove in November 2024 show that the average price for a home in Haringey was £709,000 over the past year. Flats drove most of the sales at £480,000 on average. Terraced properties went for £856,000, while semi-detached homes achieved £1,350,000.

In terms of rental prices, expect to pay around £2,200 PCM. One-bedroom properties average at £1,950, which rises to £5,600 for a five-bedroom home. This is according to recent data provided by the property search engine, Home.co.uk.

So, how do prices in the North East compare with the rest of the country? Data from Rightmove for the 12 months to October 2024 revealed that the average cost for a home here was £190,000.

This is a full £55,000 cheaper than the average for the North West (£245,000). County Durham came out the cheapest location overall, while at £236,000 while Northumberland homes cost the most. However, prices are still well below the December 2023 England-wide average of £302,000.

Last year, most sales centred around terraced properties, averaging £145,000. Meanwhile, semi-detached homes went for around £182,000, with detached properties achieving £330,000.
