Perhaps London’s biggest beneficiary of the 2012 Olympics, Stratford has enjoyed massive regeneration since that memorable summer. Much of the staggering £6.25 billion spent on getting London ready for the games went to building projects in and around Stratford.

Westfield Stratford City – Europe’s largest shopping mall – was also completed prior to the games in 2011. In response, Stratford property prices have seen remarkable growth. Today (April 2025) a property in Stratford will set you back on average around £487,000, with prices climbing around 2% in the past year. Flats average around £429,000, so don’t expect to find many opportunities for bargains here.

Since the Jubilee line extension reached Stratford back in 1999, the area has also enjoyed outstanding transport connections. These have only been enhanced by the recent arrival of the Elizabeth Line. In addition, DLR services provide swift connections to London City Airport, Excel and Beckton, while the Central line connects with Liverpool Street and Bank. The Overground links through to Hackney, Walthamstow, Tottenham and beyond, while TfL Rail service connect with Romford to the east.
